Is a bloom coming?
Hello spring, we’ve been waiting for you.
Soon, we can expect to see our flowers and landscaping begin to reappear as the temperatures get warmer. Historically, Lochsa Falls also sees more activity in our real estate. February and March traditionally bring more homes on to the market.
If you are contemplating selling your home, this may either cause concern (there will be more competition) or make you feel better (more activity brings out more buyers). Overall, Meridian saw days on market extend from 41 days to 55 days and a slide in median sales price, down nearly 12%.
But consider this…
Lochsa Falls has less than 2 months of inventory, keeping us in a seller’s market. And though homes are remaining on the market for about 60 days, the reality is that buyers don’t have a lot of options. As of this writing, there are only four homes on the MLS in Lochsa Falls.

Bringing a little clarity to the terms real estate agents toss around like confetti.
Coming soon, new, active, contingent, pending, sold, unpublished sold
Sometimes we look at a home and see the different statuses and wonder what they mean. Here’s a breakdown of what the different status of a home is telling you.
Coming Soon – A property cannot be shown but the marketing of the home has begun. This can last up to 14 days before the home becomes NEW on the MLS.
New – A property has been listed on the MLS and is available to show. The NEW status lasts for the first three days of the listing.
Active – The property is available to be shown and has been on the MLS for more than three days.
Contingent – This means that a home is under contract, however, both the selling and buying parties agree that the home can still be marketed and offers will be accepted.
Pending – The home is under contract and there are no marketing efforts to seek additional offers.
Sold – The home has closed (the sale has been funded and all paperwork and title information have been recorded).
Unpublished Sold – The property has sold but was not listed on the MLS at the request of the seller.
What Else is Going On?
Bundle Up Boise – even though spring is approaching, it is still very cold outside. And there are a lot of kids that could use some warm clothes. Here’s how you can help. Requesting a frisbee golf course layout
I was just curious if anyone happens to have a sketch or layout of our neighborhood frisbee golf course. I realize this is a long shot. But with warmer weather approaching, I thought it might be fun to post one.
Frisbee golf (aka disc golf, aka throwing plates, aka good times in a park) is a lot of fun and something that everyone can do. If you have a map and don’t mind sharing, please feel free to send my way! I’ll post it in the March edition for everyone.
And if you would also like a course layout / map, please let me know. If there are enough of us, maybe we can commission one to get done.
