It’s about to get active around here.
Things are defrosting. And while we can expect another cold front to come through, we can also expect a lot of housing activity in Lochsa Falls over the next two months.
Historically, March and April are the second and third most active months for new listings each year. Don’t be surprised to see 15-20 new homes hit the market in the next 60 days.
This is promising news for buyers, who have been battling a decline of inventory in Lochsa Falls since October.
Overall, Lochsa is still in a seller’s market with less than a month of inventory. Potential sellers also got some good feedback as the city of Meridian saw the average and median sales price jump back up to November 2018 levels. The average days on market in Meridian continued to get longer for the 6th straight month going back to last August.

What does this mean?
Here is what I’m seeing and hearing.
Seasonality is a reality and there will be more homes hitting the market this month.
But here is where it gets interesting. It seems like buyers are inquiring about homes earlier this year. I am basing this on data about web visits on sites like Zillow and then validating my suspicions with other agents.
I recently sent a letter to some of my customers about taking advantage of this trend. If you own a home and are thinking about selling, it could be to your advantage to consider listing a little earlier than you were planning.

- 1851 W Glade Creek: They are asking $1,595 for the 1,632sf home with 3 beds and 2 baths.
- 2279 W Rattlesnake Drive. They are asking $2,095 for the 3,200sf home with 4 bedrooms and 2.5 baths and parking for 3 vehicles. This is the second month in a row with a price drop.

Click here to see the before and after listings. The first one was on the market for 6 months and listed at $414,900. The second listing went pending in 4 days at $429,900!
