Well that happened quickly. The leaves went from green to orange to gone almost overnight.
In this version of Neighborhood News, you get all the market news, details on rentals, a list of open houses this weekend, and a few Halloween decorations.
How’s the market?
Lochsa Falls remained active, with 7 new homes hitting the market on the MLS and one home that is For Sale By Owner (FSBO). You can learn more about the FSBO below, which is not currently on Zillow. That means there are 10 homes that are active and available for purchase in our neighborhood.
With nearly two months of inventory available, we are still in a seller’s market, though this is more inventory than we’ve seen in a while. There isn’t enough data in Lochsa Falls to give any meaningful statistics. But the city of Meridian did see a slight increase in sales prices in October compared to September.
The home at 1802 Rattlesnake is back on the market and it has new exterior paint. It looks great and is worth taking a stroll over to see.
The FSBO mentioned above is located at 2560 Wolf Rapids. It is a 4 bed, 3 bath two story home with 3,465 sf and is on 0.32 acres. They are asking $539,000.

Rentals available or coming up
1828 W. Divide Creek is available for rent at $2,100/mo. It is 5 bed, 4.5 bath and 3,431 sf. It was for sale this past September but now is on the rental market. Call Juli at 208-298-9449 for details.
There will also be a 4 bed, 3 bath home on Ham Rapids available for rent in mid-December. I can get you more details on that.

Like any set of numbers, including the graphs above, make sure you use caution when doing an evaluation. The numbers I publish for Lochsa Falls are first scrubbed. Which means I use neighborhood knowledge to give you a more accurate picture of the market.
Here are two examples.
If you just looked at the numbers from the MLS, you would see that three homes went under contract last month. But what is missing is a home on Marten Creek. On the MLS it is listed as canceled. However, I spoke with the previous owner who told me that the house is also under contract.
I would also caution you to look very closely to the days on market (DOM), an indicator that buyers often look at. What you really need to do is look at cumulative days on market (CDOM), which will give you a more complete picture. CDOM also reflects the time that the home was off the market but not under contract. When you see a discrepancy, it is always a good idea to ask why. There are several examples of this in Lochsa Falls. It doesn’t always mean something bad is going on. It just means you should ask one more question.

What Else is Going On?
You’ve probably seen a lot of the buzz about the new Costco and Winco that will be going in soon. If not, here are some articles. Costco is going in at Ten Mile and Chinden while Winco will be going in at Linder and Chinden.
But what about in our own neighborhood?
The Lochsa Business Park, next to Challenger, is almost sold out. According to the representative agent, Matt Mahoney, there are only three lots left. These lots are build to suit, meaning they won’t start construction on them until they are purchased.
Kelly Dawson, a member of the Lochsa Falls Facebook group, is helping collect items for homeless veterans. The project is collecting adult Men’s and Women’s winter hats, winter gloves, winter coats, clothing, and hygiene products. Items can be dropped off at the following locations:
- River of Life Rescue Mission, 575 S. 13th Street, Boise
- City Light Home for Women and Children, 1404 W Jefferson Street, Boise
- Lighthouse Rescue Mission, 304 16th Avenue, Nampa
